Long Island Breeze Resort, located in the beautiful southern Bahamas, is
approved under the Hotel Encouragement Act and can therefore afford to
pass on to a limited number of Resort Cottage Owners advantages such as
exemptions from import duty on most construction materials and from Real
Property Taxes for 20 years, while these cottages are made available to
the Hotel Room Rental Program.
Each cottage will be 2200 SF under air with 500 SF of private, screened
in porches off every room. The second floor contains the master suite,
full kitchen, living room and dining room, powder room, washer and
dryer, with lots of storage. The first floor is comprised of three
master size bedrooms furnished as hotel rooms with wet bars, microwave,
mini fridge and with individual mini split ac systems. All rooms can be
entered from the lobby area or from the private porches giving the
ability to rent out any combination from individual rooms through full
cottage.
All cottages are being built to both Florida and Bahamian building codes
and are extremely well constructed and built to last.
The Resort will be comprised of eight 4 bedroom cottages, the restaurant
and bar, fresh water swimming pool, laundry and bath facilities for
cruisers and internet access. We will offer kayak and bike rentals,
fishing expeditions and boat rentals, charters and excursions. Future
development includes retail spaces with efficiency apartments above them
and a ten-room boutique hotel.
There will be a 200’ x 20’ boardwalk along the waters edge with 2 one
hundred and twenty foot finger piers extending out into the bay for
boater’s access to Long Island Breeze Resort and to local vendors for
supplies and provisions.
Included in the purchase price of the first cottage are top of the line
stainless steel appliances and furniture package. Potential buyers
during preconstruction stage will have the option to provide their own
furnishings.
Long Island Breeze Resort will handle the marketing and administration
of the rental program. The cottage owner will receive 51% of the net
revenue received from all rentals. The owner will receive a monthly
statement showing the expenses and revenues during that period.
There are no restrictions on the owner’s use but any rentals must go
through the resort to ensure proper reporting required by the Bahamian
Government.
No smoking will be allowed in the cottages, only on the patios and no
pets will be allowed.
A daily Cruiser’s Net Broadcast will keep both locals and travelers
apprised of current and upcoming events for everyone on Long Island and
surrounding cays.
